CFHA loans require both an upfront mortgage insurance premium (1.75% of the loan amount, financed) and an annual MIP. With 10%+ down, MIP drops off after 11 years; with less, it remains for the life of the loan. Many borrowers refinance into a conventional loan once they hit 20% equity.
FHA properties must meet minimum safety and livability standards. The appraisal includes a basic condition review. For most move-in-ready homes, this is a non-issue, but Dana will flag any concerns early.
